Terms and Conditions


Check-In:  Upon arrival, the cabin doors are a combination and will be given to you before check-in.  Please enter the Code and press unlock to gain entry.  To lock the Cabin press the lock button only.  Check-in is at 3:00 PM unless prior arrangements have been made.  All efforts will be made to have your Cabin ready for occupancy.  Please text us to let us know you arrived safely and found your Cabin.  Phone: 307-631-6463 or 307-286-6264.

Check-Out:  Check out is by 10:00 AM on scheduled departure.  Please wash any dishes you may have dirtied, take one last look to see if you have all your belonging and drop trash in round dumpster located at the top of the hill on your way out.
Reservation Deposits and Payment Due Dates:  ½ of the deposit will be collected at the time the reservation is made and the remaining amount will be due 14 days prior to your arrival.  If the reservation is made within a 14 day window the full amount will be charged.

Resort Tax and Fees: Vacations rentals are subject to State and local taxes.  State of South Dakota tax rate is 4.2%, Hot Springs Tax is 2%, 1% B&B tax, 1.5% Vacation Rental tax for a total of 8.7%

Occupancy:  Please note the maximum normal occupancy in each Cabin is 2 with the exception of Bryer’s Bungalow, and the Tipi's which will hold 2 additional guests or more with small children.  Reservations made under false pretenses will be asked to vacate the property immediately without refund.  Violent or abusive behavior will also result in immediate eviction without refund.

Cancellation Policy:  If Reservations are cancelled prior to 14 days of your arrival you will receive a full refund.  Once you are within the 14 day window payments are non-refundable.  We may make a special exception depending on the circumstances.

Damage:  Highland Meadows reserves the right to charge for any damage or excessive use of utilities that might occur (opening windows with heat elevated).  Any and all excessive fees will be deducted from your credit card on file. 

Pets:  Pets are permitted for a fee in Bryer's Bungalow only, and a non-refundable pet fee will be applied.  A maximum of 45 lbs is the weight limit.  Please ensure that approved pets are always on a leash, and please pick up after your pet.  If you have a service dog an exception may be authorized for one of the other cabins.  (Note:  If a pet has not been disclosed an automatic $100 fee will be charged)

Smoking:  Smoking is prohibited in ALL Cabins and ALL indoor on-site facilities.  Any signs of smoking indoors will cause immediate eviction.   An additional charge may be applied if the cabin needs additional treatment to remove smoke odor.

Amenities:  Cabin amenities include but not limited to, fully equipped kitchen with cookware and utensils, microwave, refrigerator, cook top, coffee maker/coffee and toaster.  Also provided are bed linens, bath towels cable TV and internet.  Each cabin has body wash, shampoo, and conditioner available.  Tipi's are fully furnished with all sleeping amenities.  Washers and Dryers, gas grills and picnic tables are also available and free for guests to use.

Maintenance:  In the event of an equipment malfunction we will do our best to get it repaired as quickly as possible.  No refunds or rental adjustments will be made.  In the event of extreme unforeseen circumstances compensation of rental fees will be evaluated.

Internet and Wireless Service:  Most of our units provide direct high speed internet service for your convenience and are password protected.  We can make no guarantee that your computer will work with our services, but we will attempt to help resolve any issues.

Housekeeping:  We ask that guests maintain all rentals in a neat and clean condition throughout their stay.  Cabins are cleaned before your arrival and after your departure.  Highland Meadows follows a standard high level cleaning process.  If standard/basic amenities need changed out, please contact Highland Meadows.  We do offer mid stay full cleaning services for a fee, contact Highland Meadows to request a cleaning.

Indemnity:  Guest agrees to indemnify the owner for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise in connection with Guest’s use and occupancy of the property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest.
